What general liability does for a remodeling business
General liability helps pay for claims that your business injured someone who isn't your employee or damaged someone else's property, including the cost of defending those claims. Most policies also include personal and advertising injury (such as libel or copyright claims from your advertising) and small medical-payment claims regardless of fault. Remodelers and general contractors face claims from homeowners, neighbors and the public at the job site. General contractors should collect certificates of insurance from subcontractors, because a sub's mistakes can lead to claims against the GC. Products-completed operations coverage responds when injury or damage shows up after a job is finished. Customers and general contractors often ask for a certificate of insurance and may ask to be named as an additional insured. General liability does not cover injuries to your own employees (workers' compensation), your vehicles (commercial auto), your tools and equipment (inland marine) or the cost of redoing your own work.
Common claims for a remodeling business
Damage to the client's home
A saw slips through a finished countertop, a dropped beam cracks tile, or dust and debris ruin flooring in the next room.
Injuries at the job site
A homeowner, a neighbor's child or a delivery driver trips over open flooring, cords or a stack of lumber.
Subcontractor mistakes
A sub's error floods a bathroom or damages a wall, and the homeowner looks to you as the contractor in charge.
Problems after the job is done
A railing, cabinet or fixture you installed fails months later and someone is hurt; completed-operations coverage responds.
Advertising injury
A yard sign, website or social post uses a photo you didn't have rights to or makes a claim about a competitor.

Subcontractors. Collect a certificate of insurance from every sub before they start. A sub's mistake can become your claim, and on many GL policies an audit can add premium for uninsured subs.

Remodeler and general contractor general liability FAQ
Do I need to add the homeowner or GC as an additional insured?
Often, yes. Many contracts ask for additional insured status, and some also ask for a waiver of subrogation or primary and non-contributory wording. Those have to be on the policy, not just typed on the certificate, so send us the contract before you sign.
Does general liability pay to fix my own faulty work?
Generally no. General liability is for injury and damage to other people's property. The cost to redo your own work is usually excluded, though resulting damage to other property may be covered.
Do my subcontractors need their own insurance?
Yes, you should require it. Ask every sub for a current certificate before they start. Uninsured subs can add premium at audit and leave you holding their claims.
Does general liability cover my tools?
No. Tools, trailers and equipment are covered by inland marine (contractors equipment) coverage. AIB can quote it alongside your general liability.
